Kutuh Condotel Bali was developed as a bidding-stage architectural design in 2011, intended as a condominium hotel project in the Kutuh area of South Kuta, Bali. Positioned within a rapidly emerging hospitality and residential corridor near Uluwatu, the proposal sought to combine investment-oriented accommodation with resort-style amenities.
The bidding design focused on establishing a clear and competitive architectural concept, addressing both market appeal and functional efficiency. Planning strategies emphasized optimized unit layouts, efficient circulation, and a strong relationship between guest rooms, shared facilities, and outdoor spaces—key considerations for condotel developments balancing private ownership and hotel operations.
Architecturally, the proposal adopted a contemporary tropical language, responding to Bali’s climate through shaded façades, articulated massing, and landscaped communal areas. The design aimed to present a modern yet contextual identity, aligning with the expectations of international investors while remaining sensitive to the local environment.
As a bidding design, Kutuh Condotel Bali represents a conceptual exploration of hospitality-investment architecture, demonstrating how planning clarity, market positioning, and tropical design principles can be integrated into a cohesive proposal suitable for competitive development processes.
